Mountain Park is a planned community. The Mountain Park Declaration of Restrictions, established in 1968, sets forth the rules for our community. The included Codes, Covenants, and Restrictions (CC&Rs) were established to protect property values and preserve the appearance of our community. The value of every home depends in part to the appearance of the homes around it, therefore all owners benefit when standards are defined and applied.
In the years since 1968 there have been several formal reviews and revisions to the original Declaration of Restrictions as well as numerous specific changes that were approved by the Board of Directors. In 2012 a comprehensive review of all policies related to the CC&Rs was completed and approved by the Board of Directors. The Policy on Enforcement Control of the CC&Rs and other Issues is the definitive document that describes Compliance Standards and Rules along with the Authority, Procedures, Violations and Compliance Actions that guide the MPHOA compliance process.
The architectural committee meets the third Tuesday of each month at 7:00 pm in the Mountain Park clubhouse. Project plans and requests need to be submitted at least a week in advance of the meeting in order to give committee members an opportunity to visit project sites before meetings. Applicants are welcome to attend meetings to ask questions and provide clarification where needed.
The information in this section is intended to help you, the homeowner, designer, architect, builder, contractor and/or landscape professional to understand all guidelines regarding home design and landscaping, as well as acquaint you with the necessary approval process that each submittal entails. The board wants to ensure that the design review and approval process is administered fairly and effectively for the benefit of individual property owners and for Mountain Park as a whole.
The association has adopted a set of fines and penalties for infractions of the CC&Rs and association policies. All properties within Mountain Park (including commercial properties which are not subject to assessments) are subject to this enforcement program.
