Dear Community,
Greetings and sincere wishes for a joyous holiday season! As 2020 draws to a close, I would like to share some bright spots regarding our Homeowner Association.
Financial Update
Our Association is happy to report that the year is closing with a balanced budget despite the challenge of managing the finances with a significant loss of income due to forced shuttering of revenue-generating services during the pandemic. We have continued to pay our loans and fund our Reserves account without disruption.
2021 Assessments
The dues for 2021 will remain unchanged from 2020. We have a balanced budget for the coming year based on operations similar to the current year and including a ramping up of activities during the year.
CPI Vote – Cost of Living Increase
Voting on the CPI Amendment wording ends this month. We are happy to have received many votes in favor of the wording change, but unfortunately the total vote count does not meet the required two-thirds of the membership. Although the current effort is ending, the Board plans to start fresh and reengage Members with this initiative concurrent with dialogue on the need for the change and the need for approval of a new process. There will be more information to come during the year.
Broader Communication Channels
The Board and HOA Management serve the community and want to not only share information but to also hear back from its Members. In addition to newsletters, email blasts, social media, website postings, and clubhouse bulletins, a formal 30-day comment period has been started for Members to voice their opinion before rules and policies are adopted by the Board. The comment period was successfully used recently regarding proposed changes to the Yard Debris program. As a result, the program remains unchanged.
Appreciation
The Board is thankful to Jennifer Anne and her staff for assuring that our community has a strong financial base as we move forward. Please know that Jennifer is prepared to increase access to the clubhouse and activities as soon as the Governor gives us a green light for safely moving ahead. We are thankful for Members’ patience and feedback during this trying time.
